Tract 1
44± Acres and will have access over the existing drive off Highway 5 and on the north end off of Sheep Drive. This tract is primarily all open and currently used for pasture and hay production with the balance in scattered trees, wooded fence rows, narrow draws, a pond and the homestead.

The balance of this tract is wooded fence rows and a short wooded draw that runs across the southeast corner. This tract is fenced and has a year around waterer on it that gets water from the well on Tract 2.

There is no FSA crop history on this farm.

Terms
10% down day of auction with balance due at closing in 30 days or less and possession on Tract 2 given at closing, possession on Tracts 1 and 3 will be given 30 days after closing. Title insurance premium will be paid 50/50 between buyer and seller. The 2017 property taxes will be pro-rated to date of closing. If a survey is required it will be paid for by the seller.
